Who we are

Buy To Sell Property is a trading name of 5JE London Limited, a company registered in England and Wales (company number 15891621), whose registered office is 249 Cranbrook Road, Ilford, IG1 4TG.

We are the data controller for the information described in this policy. That means we decide what is collected and what happens to it, and we are responsible to you for it.

What we collect, and why

If you register as an investor

To open an investor account we collect your first and last name and your email address. You can also give us your mobile number, and answer one optional question about what you are looking for (for example a buy-to-let, or a property to do up and sell) — both are optional, and the answer helps us send you the right kind of opportunity.

We record which permissions you gave us and when, together with the exact wording you agreed to and the internet address and browser it was sent from, and we keep that record as evidence of your consent. The same record is kept when you accept our terms and conditions, and when you withdraw a consent, so that what was agreed — and what was withdrawn — can always be shown afterwards.

We also store the deals you save to your account, the date your account was created and the time you last signed in.

Our lawful bases: providing the account and the deal feed you asked for is necessary for the contract between us; sending you opportunity emails and texts rests on your consent (see Marketing, below); and keeping evidence of consents, acceptances and withdrawals is our legitimate interest in being able to demonstrate compliance.

When a new investor registers, an automatic notification email containing the registration details is sent to us internally, so that we know you have joined. That email goes to our own staff only.

How signing in works

We sign you in by emailing you a single-use link rather than asking you to keep a password. There is no password to store or leak, and we never hold one. Each link works once and expires after thirty minutes; what we store is a one-way fingerprint (hash) of the link, when it was created and used, and the internet address that requested it. Once you are signed in, a signed cookie keeps you signed in on that browser — see Cookies, below.

Marketing — emails and texts

We only send you opportunity emails if you ticked the box agreeing to them, and we only send texts if you separately ticked the box for texts and gave us a mobile number. The two are separate permissions and are recorded separately.

You can withdraw either at any time: every email we send carries an unsubscribe link, texts can be stopped by replying STOP, and you can also just ask us. Withdrawing consent stops the marketing; it does not close your account, and messages about the account itself (such as sign-in links) continue, because they are how the service works.

Our lawful basis for marketing is your consent.

How you found us

Where you arrive at this site from one of our social-media posts or adverts, the link may carry tags identifying which post it was. We count those clicks so we know which of our marketing works. The tags identify the post, not you, the counts are not linked to any individual, and this site does not store them in a cookie or attach them to your account. Our lawful basis is our legitimate interest in knowing which of our marketing works.

Everyone who visits the site

Like most websites, ours records technical information automatically: your IP address, browser and device type, the pages you visited and the site you arrived from. We use it to keep the site working, to protect it from abuse — including limiting how many sign-in emails can be requested for one address — and to understand which pages are useful. Our lawful basis is our legitimate interest in operating and securing the site. Analytics cookies are separate from this and are never set unless you have accepted them; where we rely on them, our lawful basis is your consent, which you can withdraw at any time from Cookie choices at the foot of any page.

What we do not do

  • We do not sell your personal information to anyone, ever.
  • We do not pass your details to estate agents, brokers, sellers or other property buyers.
  • We do not use your information to make automated decisions that have a legal effect on you.
  • We do not ask for bank details, card numbers or copies of identity documents through this website.

Who else handles your information

We use a small number of service providers to run the site. They act on our instructions and may only use your information to provide their service to us:

  • Neon (London, United Kingdom) — the database holding investor accounts, consent records, saved deals and sign-in records.
  • Resend (United States; email for this domain is sent through its Ireland (eu-west-1) region) — delivers our emails, including sign-in links and, with your consent, opportunity emails, sent from deals@buytosellproperty.co.uk.
  • Replit (United States) — hosts this website.

We may also share information with our professional advisers (for example solicitors or accountants) where they need it, and with the police or a regulator where we are legally required to.

Where your information is held

Our database is hosted in the United Kingdom. Some of our providers are based outside the UK; where information is transferred abroad, we rely on the safeguards permitted by UK data protection law, such as UK adequacy regulations or the International Data Transfer Agreement.

Cookies

If you sign in to an investor account we set one essential cookie so the site remembers you are signed in. It is signed so it cannot be tampered with, it is refreshed while you keep visiting, it expires after sixty days away, and signing out revokes it.

If you answer the cookie notice we set one more essential cookie, recording only your answer and the date you gave it, so that we do not ask you again. It is set whether you accept or refuse.

We use no advertising cookies, and nothing here follows you to another website. No analytics cookie is set on this site unless you have accepted it — if you refuse, or have not yet answered, the analytics tag is not loaded at all. If you accept and later change your mind, withdrawing also deletes the analytics cookies already on your device, so the withdrawal genuinely undoes the consent rather than only stopping what happens next. Our Cookie Policy says whether analytics is in use at all right now, and describes every cookie in full.

How long we keep it

Investor account information is kept while your account is open. If your account is closed, we keep the record of your consents, your acceptance of the terms, and any withdrawal, for six years as evidence of what was agreed and when. If you unsubscribe or ask us to stop contacting you, we keep the minimum needed to honour that request — otherwise we would have no way of knowing not to contact you again. Sign-in links expire after thirty minutes, and the expired sign-in record is deleted thirty days after that.

Keeping it secure

Access to our systems is limited to people who need it. Connections to this site are encrypted, sign-in links can be used once and then expire, sign-in records are stored as one-way fingerprints rather than as the links themselves, and signing out revokes the session everywhere. No system is perfect, and if a breach ever affected your rights we would tell you and the Information Commissioner's Office as the law requires.

Your rights

Under UK data protection law you have the right to:

  • Be told what we hold about you and get a copy of it.
  • Have it corrected if it is wrong or incomplete.
  • Have it deleted, where we have no good reason to continue holding it.
  • Object to our using it for our legitimate interests.
  • Restrict what we do with it while a question about it is resolved.
  • Receive it in a portable form, where we rely on your consent or a contract.
  • Withdraw your consent at any time, where consent is what we relied on.

To use any of these, email info@buytosellproperty.co.uk or write to us at the address above. We will respond within one month. There is no charge. Every marketing email we send also carries an unsubscribe link.

If you are unhappy with how we have handled your information, please tell us first so we can put it right. You also have the right to complain to the Information Commissioner's Office, the UK's data protection regulator: ico.org.uk/make-a-complaint, or 0303 123 1113.

Changes to this policy

If we change how we use your information we will update this page and change the date at the top. Where a change materially affects you, we will tell you directly.
